Land Manager / Development Opportunities Manager (Housing / Construction)

Partly home based, with travel required across North Wales. Ability to speak and write in fluent Welsh is essential.

Grŵp Cynefin is the only housing association with homes in each of the six counties of North Wales and North Powys. We own and manage nearly 4,000 homes, including extra care housing schemes for older people. We have also invested in nearly 800 other affordable homes through the Welsh Government scheme Homebuy and equity sharing schemes.

The Land Manager / Development Opportunities Manager role

Reporting to the Regeneration Services Director, as the Development Opportunities Manager you’ll play a key role in delivering our growth strategy target for development, identifying and developing new opportunities for housing, finding new sites, and working with our Development Managers, our Affordable Homes Manager and with partners / developers to secure and deliver ambitious schemes.

Your duties will include, although not be limited to:

  • Identifying land for affordable and open market homes
  • Seeking out new opportunities for purchasing off the shelf units and working closely with the Affordable Homes Manager / Housing Manager to identify specific areas and house types
  • Negotiating all commercial terms and producing business cases to help secure funding
  • Preparing financial analysis and due diligence reports and managing risks, governance and budgets, liaising with our Finance Department

What will I need to be considered for this Land Manager / Development Opportunities Manager vacancy?

  • Proven track record of successful site and property acquisition within the house building sector
  • Experience of housing development including modern methods of construction, procurement and knowledge of appropriate forms of building contracts
  • Knowledge of relevant legislation and standards such as CMD regulations, building regulations, planning regulations, asbestos and Welsh Housing Quality Standard
  • Ability to speak and write fluently in Welsh
  • Full UK driving licence and access to own vehicle
  • A sharp commercial mind with good business sense
  • Excellent communication and negotiation skills

What will I receive in return?

As a Development Opportunities Manager, you’ll receive:

  • A salary of £38,591 to £43,435 per annum (postholder will commence at the bottom of the scale)
  • 33 days annual leave plus bank holidays
  • Essential mileage allowance
  • Pension scheme

You’ll be employed on a permanent contract, working 35 hours per week within Monday to Friday. Flexibility will be required to meet work demands, to include occasional evening and weekend work.

Location: Partly home based however the postholder will be expected to travel across the North Wales area and to work from Grŵp Cynefin offices as necessary.
